Real Estate Market Research

Start your real estate market research with the U.S. Census information about a town. You want to invest in a town that is growing, especially if you are investing in income properties. It's getting easier to do this now, with all the information available online. Just go to the official U.S. Census site at www.census.gov.

If you call the chamber of commerce, or the local department of economic development, they may have a packet of statisics they can send you too, showing population figures, employment mix, and more. These are a couple of the statistical tools and information that can help, but one of the easiest and most useful research tools, is talking.

Real Estate Market Research - Choosing a City

Talking is a great way to research a town. I once called the Chamber of Commerce of Deming, New Mexico. In the course of our conversation, the chairman casually commented that the city was using up the water faster than the aquifer was being replenished. I also learned that they had no back-up plan. That was enough to cross Deming off our list.

When you want to know more about a town, use the phone. Use any excuse to call anyone from a real estate agent to a random resident. Ask questions about crime, whether the local government welcomes new businesses, what the climate is like. Are houses sitting for sale for a long time, or do they go fast? Where are the good and bad areas? What are the good and bad things about the town?

Prior to moving to Tucson, Arizona, part of our real estate market research was to call people in potential towns to see if they owned a snow shovel. If they did, we crossed the town off the list. Two different places can both get 25 inches of snow per year, but in one it stays all winter, and in another it melts before noon. Our snow shovel question told us the truth behind the statistics.

That was just a personal thing with us, of course, but talking to people can tell you much that is more directly related to investing. In fact, a good local bar can be a great place to do your research once you are in a town. Patrons will tell you what big employers are about to move in or out of the town, how fast homes are selling, whether there are gangs, and much more.

Ask which areas are improving, and which are getting worse. Listen for stories about noisy or animal-infested areas. This kind of information is important, but hard to get from the raw data. Of course, people do sometimes exaggerate, so try to verify what you hear. Still, talking to people of can be a great way to do real estate market research.

Do You Know How To Clean A Fish?

Now that you have caught your dream fish, do you know how to clean?

Good job. You must be so proud of yourself. You have just landed the biggest fish of all. How do you clean it? You certainly don't want those ugly fish scales all over your wife's clean kitchen. Now what to do. What about cleaning the fish before you leave your fishing spot.

You will need a great knife to start with-a fish fillet knife. Spread out some old newspaper. Use a fish scaler or knife and work against the grain of the scale. Once all the scales are removed, you can toss the newspaper and rinse the fish.


Now it gets even messier. Do you know how to gut the fish? The less mess the better. Take your knife with the blade pointed toward the fish's head, poke the stomach and slit the fish moving the fillet knife towards the fish's head. Do not cut deep.

Secondly, take the fish fillet knife with the blade pointing toward the fish's tail and open the stomach. Remove all the fish guts.

Thirdly, remove the gills and lastly, wrap up the messy newspaper and toss. There you have it. A perfectly cleaned fish.Email Marketing Leads

Bowl Handle Fails to Flush Standard

Close but no cigar could be the post-theme of Super Bowl XL as far as a record Las Vegas Super Bowl handle is concerned.

"Right now I couldn't tell you what the city's handle was, just how we did here and our business was up 65 percent.

"That creates so much juice.

"But I'll tell you this: we needed Pittsburgh."

Many Vegas Valley sports books kicked off at Steelers minus 4, but 4 1/2s were available throughout the wagering period (including at the Las Vegas Hilton) and 5s were spotted here and there.

The Palms dove in at 3 1/2.

"We got money from every Seattle fan in the world," Baccellieri said, acknowledging he took "several" six-figure bets.

"We had a lot of late money on the Seahawks, but the money line was fairly balanced."

The Hilton also took a bundle on the Far Northwesterns -- until just before wagering windows were shuttered.

"We had lots of Seahawks backing until a last minute rush on the Steelers," said oddsmaker/supervisor Jeff Sherman.

He also reported a win for the house.

"Parlay cards had a good handle and average win, while props did very well," Sherman said. "It just took awhile to grade them."

SuperBook boss Jay Kornegay had a strong opinion on Pittsbugh going into the game.

The Palms broke even on parlay cards, while Sam's Town reported a "small winning day."

"The important thing is we didn't lose," Paonessa said, adding that the Boyd Group was a loser on the total.

All three resorts reported heavy traffic as Sin City circumvented the NFL ban on Super Bowl parties by offering food and drink specials and showing the game on regulation-sized TVs throughout the casinos.

"We were busy, but I've seen better," Paonessa said.

"We were busy all day," said Baccellieri, a veteran Caesars Palace employee who hadn't been in Vegas for the Super Bowl in five or six years

"Always before I saw it from the perspective of a major Strip hotel," he continued.

"It was fun, different, to view it from an off-Strip one.

"I'd call it a decent day."
